As you're probably aware, 5% is the generally accepted figure. I haven't done original reporting on vacancy rates in a while and I trust Matt's figures/analysis.

That type of data might help inform the conversation a/b whether this is simply a shortage issue rite? Take what they say as true: U might help answer how much supply we need to accommodate both investors/speculators & actual housing? Or you can expose the theory as a farce!
