"Why didn't you consider the third alternative, deny all together?"
Now they're saying that a bakery and a daycare center that were associated with the seminary and are still in opperation should be classified as "illegal"... Why would they say Marin isn't Family Friendly...
"They should have done this faster earlier!" says NIMBY commissioner who makes sure the process goes as slowly as possible...
Developer: "We can maximize the amount of work force housing, and not build just more large single family homes."
"We'd like to create clustered housing to preserve the open space." You mean density allows for MORE open space?!pic.twitter.com/93WWeTEviv
"You build the housing densely so you can keep the open spaces."
They're proposing some replacement of units, making them ADA compliant, and add more than 100 additional units.
If this remained as is, the incentive would be for the developers to do gut-rehabs to make these "naturally affordable" units into "luxury housing" - as the location is highly desirable. There is nothing to keep this "naturally affordable" housing affordable.
This is why we need lots of means-tested, genuinely Affordable Housing.
"What is the number of residential units and are they at market rate?" All are market rate.
They want to build a school, and then offer it to a graduate school. They tried to partner with a school, but Marin won't let them customize the plan to a schools needs. Now a Commissioner wants them to have a graduate school in advance. But won't let them customize the plan...pic.twitter.com/agVva9NBmc
They tried to build with a High School, but the community hated that idea and hated the school Branson. Who says Marin isn't Family Friendly?!?
They were told to explicitly conform to the '84 plan. And now the Commissioners are frustrated that they didn't do x, y or z.pic.twitter.com/UDSTWBFoNf
After 2 years of meetings, a track field and other sports amenities were taken out because neighbors were concerned about noise and traffic. Who says Marin isn't Family Friendly?!
The current housing doesn't have sprinklers, like most older housing.
NIMBY Commissioner says she's concerned about approval of housing based on an old plan, when so much has changed. But she's proposing doing nothing, not upzoning, lol.
"You use the term 'workforce housing.' Now is that subsidized housing or market rate?" "Market rate... If people don't have the ability to buy in the area, they can rent these units."
Opposition says he's got the same objection he had years ago, the project is too big.
"Before the NIMBY term gets thrown around" says man whose primary complaint is that the project is too large...pic.twitter.com/UIQiQaFtN2
Opposition says he's totally not a NIMBY, while saying the project has to be Single Family Home Only. Totally not a NIMBY.pic.twitter.com/zWZOcmBNBR
Guy who says he's totally not a NIMBY pulls up his most important thing: The Traffic Studypic.twitter.com/rOWnjidYln
These hearings can be so depressing. They take place for hours and hours in the middle of the day, when only those with means can engage.
If the only housing you propose is housing that won't get built, then you don't get credit for being pro-housing.
If your primary arguments are about Traffic, then you don't get credit for being pro-housing.
If you're also opposed to a building a school, you don't get credit for being pro-housing.
"We could have a graduate school over in this other place. Let me tell you all about this great idea I've had." Ok... No one wants to build that... So... What is this random proposal...pic.twitter.com/nJJTlC3uKI
No time limits means we've now heard 10 minutes of an imaginary project...
"The Bay Area has created 11 times as many jobs as homes." - @coreysmith_17
"If you believe in climate change, then building dense infill housing is critical." - @coreysmith_17
"I'm 29 years old. I work for a nonprofit. I live in a basement. This stuff scares me." - @coreysmith_17
