Housing that is beyond the means of current residents is beneficial for taking pressure off existing residents.

If there are people able to spend a lot of money on housing in a given neighborhood, then there are jobs & demand.

Those rich people are out apt hunting. They bid up the existing housing stock. They take whatever is available.

By building market rate housing (without tearing down existing housing), we take pressure off existing residents.
