basic economics says no problem. It's just how supply and demand works. Price goes up to make qty supplied=qty demanded.
And we would call that a bad thing. Artificially limiting supply with restrictions => higher prices. And that's bad.

the "restrictions" are generally agreed upon community building norms. Not every wants to live.pak next door to a skyscraper.
