Sure my rent would go up if a national prop tax replaced income tax. But I'm sure I'd still be paying a lot less.

Doesn't work that way. Landlords don't have to reveal their tax burdens so they can mark up as much as they want.

Sure, but that doesn't stop a landlord from charging more than their tax burden. Trying to take tools out of their toy box.

I'm curious about the flat tax myself. It's wildly regressive, but advocates talk about the poor getting a refund check to compensate.
The most poor today pay negative taxes, depending on just how poor they are. Flat tax is unlikely to be so kind.
That's why the Fair tax has the "prebate". They basically give you a check to give you back some of the sales tax
That's what I like most about it, it's a doorway to UBI. That and it's harder for the rich to avoid it.

Percentage doesn't matter when you're making multiple millions of dollars unless you spend like a Platinum rapper

The property owner would - and you still be paying direct fees for everything you use: roads, water, fire service, etc.
Poor people just paying direct fees for the fire service they "use" 


Property owners would pay for the fire fees as a part of their property contract - as I do today, in my community, under this very structure
