Privacy pretty much gone, property bank still has a charge on it and land ultimately owned by the Crown, but I still have my financial independence. They can't take that one from me, oh, er wait, someone's at the door

Why do you need to force this on everybody? If it is such a good idea, just pick a spot and let people join in and grow naturally. I see you already have a lot of volunteers. Your challenge will be to find those who will want to contribute more than they get back. Good luck!
