I understand the hobbyist landlord's perspective — it's easy to see your property as "your space." Tenants who are students or otherwise transient might not mind. But when you're a long-term renter who wants to be treated professionally, an ADU will rarely work for you.

I'm probably among the least risk-averse people you'll meet, but the risk of moving in on a 12-month lease under a landlord who can physically *see you* at all times and who you can't easily reference-check is BIG. In saner rental markets, most of these ADUs wouldn't be rentable.

I’m a recent homeowner and have rented a couple rooms to Facebook data center electricians. Mason’s description is exactly me. Lower middle class pink collar homebody. By no means an experienced or “professional” landlord. Save us if I’m the solution. At least there’ll be plants.
