Developers would love to take North Berkeley (average home price $1 million) and make it into an apartment block. They can't because of our zoning, so we get displacement in Oakland instead.
It's shocking to me how many people don't grasp that if you want to avoid gentrification of accessible-but-poor areas, you have to have more desirable areas where people from every economic rung above can afford to live.
