Let's make my question simpler. You have a 100k equipment grant. What equipment do you buy?
(equipment grants are a real thing in R&D funding, but yours doesn't have to be for R&D, you just can't use it for wages, labor, rent etc... opex stuff)

Home fitness setup (erg, peloton bike, weight rack etc), mini sauna, cryo machine, high quality kitchen gear (stove, knives, pans, specialty gear etc), and one custom or prefab tiny house for the backyard (to Airbnb). Might even have some left over for new camping gear!
