I think this is because apart from food which needs to be fresh or warm, social things benefit disproportionately from good location. Maybe overpriced same day t-shirt printing for tech companies or students hosting in person events at the last minute as things suddenly reopen?

disagree. thinking mostly about places like Soft Surplus—industrial space is the only space where people can build whatever furnishings or workspaces they want, so it’s the only space where they can be social with their full range of capacities
