    If you had 1000 sq feet of cheap, well-located industrial workspace in a fairly dense urban area, what equipment would you put in and what would you do? Assume you can’t be in the food/dark-kitchen business and that supplies you need from China/Amazon continue to flow smoothly.

        1000 sq ft is not much. Just about the same size as a 2br apartment. Just laid out more openly. Think 20x45 open rectangle space plus a 5x10 bathroom and a 5x10 small office/den with a mini fridge and microwave. A small retail store basically.

        I imagine this as taking an ordinary small store on Main St. and at most ripping up weak flooring, replacing with well-leveled concrete, taking out any low false ceiling, and improving the ventilation somehow. Add natural light if possible, and some minimal soundproofing maybe.

        V. high-end 3D printer, lifestyle business making expensive custom board game components (miniatures mostly, but other pieces too). Contract w/Kickstarter creators, run KS's yourself. More $$: "no job too small" custom machine shop. Car parts, airplane parts, etc. Need know-how.

        This is a field I see a *lot* of people jamming themselves headfirst into. I would not do board game components; all the people I know that are successful at this are picking way better niches like working with small biomedical engineering companies

        I’d build sex robots. So a HP Multijet Fusion printer, an electrospinner, and various other tools to start. Then a coding space to build the companion app, and a dedicated ML machine for training/testing models. Also a wet lab for synth-bio.

        I’d make one end or corner a photo studio. I’d have a small woodshop setup for making wooden bowls, a metal milling machine, a welding setup, a few 3d printers with conveyor belt beds, an electronics station. I’d use it all to make and test custom photo gear
