    Thanks, ! After we shipped the product features planned for Q1 we’re theoretically able to serve every city in Germany with 100K+ people. We're expanding to the 10 largest markets in April and to all (much smaller) markets soon thereafter :)

    Either (1) homes are at the end of their innovation cycle and start being merely different, not necessarily better (like in fashion), (2) architects aren‘t doing a good enough job or (3) people's idea of an ideal home is mostly influenced by what they grew up in.

    Real estate is the only major industry in which a large set of customers prefer old over new technology. Imagine buying a 100 year old phone or car — but somehow a significant amount of people prefer a 100+ year old apartment over a new one.

    Real estate agents have no skin in the game: They have little upside from a higher price — they optimize for spending as little time as possible on selling / renting an apartment. And their easiest way to do that is getting the owner down in price.

    That‘s why real estate developers who build to hold themselves (not sell) build better housing. They have skin in the game as they need to build something that makes tenants happy for the next 20+ years.

    Real estate is the largest storage of wealth — making it accessible to everyone will allow everyone to build wealth. To further level the playing field (and avoid rising rents), increase supply.

    Many think we should protect (meaning: keeping it off capital markets) housing more but that protection is what allowed some to build wealth over generations while others couldn‘t.

    One reason for Berlin’s housing shortage is uneven distribution. 80 year olds often can‘t move to smaller barrier-free apartments as old contracts make it cheaper to stay in their 140sqm apartments alone. Berlin has enough sqm of housing — it‘s just not evenly distributed.
