Historically my thought was house ownership shouldn’t be looked at as an investment, but it works in *some* markets. You made me re-run the numbers and I realized that it rarely works... you basically have to put very little down AND hit a 2-4x in market value over 10-20 years.

Or live some where with disproportionately high rent. I think you express it correctly here as an inflection point based on a handful of factors. That NY Times calculator illustrates it well also.
