I don't look at the WHOLE property as an investment. I look at the difference between what I'd pay for rent and the total monthly house price (you have to include any down payment there, too). THAT is the investment. Currently, it's cheaper to buy a house :)

The only opportunity cost is the down payment, yes? Or am I missing something? So maybe you put $100k down and it's earning 5 percent while stocks would have earned you 8 percent? $3k a year is worth not having to find a new house every few years...plus, the difference in rent 1/
