Agreed. Since I like my house and don’t want to leave, it’s a terrible investment because I’m unlikely to realize any gains. Emotional attachments make poor investments.

Financially speaking they’re a difficult one to justify if in a desirable area. All things considered renting is best. That said I own, even knowing that I’ve got a ton of capital trapped in a money pit. Maintence on a house of any decent size is where the cash goes.

I agree. I'm in St. Louis, own a design/build company ironically - but as a personal investment prob not. Of course we could talk RE upside, but...Check out the Nextdoor app for whatever city your going to be in. A lot of info on services, community events, crime, food etc.

A house is only "an investment" when you consider that paying rent or mortgage in retirement will kill your retirement plans. I've watched too many people have crappy retirements when they can't afford to do the things they want to do in retirement because of a hefty monthly fee.

Also, check out Wichita, KS. Yeah yeah yeah it's Flyover Country. It's also one of the cheapest cities in the US with a vibrant, growing downtown community. A couple dozen breweries doesn't hurt, either. Easy to travel to all four corners of US from here.

It’s the ultimate leverage.. a $300k down payment provides an asset worth $1.5M (20% down).. Arbitrage the growth of $1.5M in aggregate at low interest rates (can deduct a portion of interest expense) vs. the $300k in market.. HELOC against down payment to provide add’l leverage
