If you’re in the wealth accumulation phase of your life, I think buying a home is a terrible decision (in most cases). Prove me wrong. Seriously. I’m not being rhetorical. I want to see if there’s math that says otherwise.

Rentals are expensive and choosing rental property as investment risky in a recession/depression. Things are unstable right now.

Paying cash for home makes zero sense in most circumstances. That I’ll agree with.

not necessarily. can pay in cash to close fast and then cash-out refi (i.e. get a mortgage after the fact)

Don't forget about the opportunity cost that comes with dealing with renters (general complaints, paperwork, requesting maintenance, etc.)... not to mention finding new renters possibly often. A lot of time and energy that could be spent making $ elsewhere
