And how do you account for a 15% drop in rent prices? In a lot of tight markets the margin doesn't cover that 15% drop. And there are a lot of reasons for buying in tight markets.

nobody is forcing you to buy in a crowded over priced market. There are other places to look.

Agreed, but that's not an option for everyone. I just bought my first rental property, and I'm fairly limited by location due to my 9-5/the need for renovations. Also, you can calculate all you want but a $30k plumbing or foundation issue can wreck a budget.

im in canada - we have insurance for $50 a month for any unexpected damage. Ramits whole shtick is to be different and lure in people to buy his courses. Hes not even talking about buying rentals, hes talking about being against buying your own home, bad advice dont fall for it

That's not the sentiment I took away from it. I believe Ramit was tackling the 'sleazy landlord' narrative that everyone seems to believe in now, whereby landlords definitely cover all expenses all the time and make insane profits. It's not true.

nope, ive been following ramit and his biggest point is always to rent not buy your primary home. Hes been doing this in NYC for how many..15 years? I wonder how much he would've made if he bought NYC property 15-20 years ago ;) hint- a lot. topic done.
