If zero tenants pay rent (including those who still have jobs?), how do I pay my property manager? How do I pay my trash bill? How do I pay a plumber to fix a leak? How do I pay insurance? I’ll work with tenants who have lost their job. But what am I missing with rent suspension?
1) We're calling for mortgage suspension, too. And banks are already working with property owners on this. 2) You're in the same boat as every business owner. I believe you should get a $$ to recoup losses. But my main concern is vulnerable tenants who will be ruined by this.
Definitely agree regarding vulnerable tenants. But at this point lots of tenants still have jobs and are successfully working remotely or otherwise. I hope they don’t stop paying just to be strategic. I have no plans to evict anyone just hope people don’t cynically take advantage

On point 2, is the point to contain the damage or allow it to spread? Some businesses, large and small, are clearly being hit hard. Some won’t make it to the other side (small restaurants, etc.) But I think good public policy involves limiting the wider impacts where possible.
Again, just trying to think through larger impact of rent suspension or rent strikes. I agree in general with your push for universal solutions and limiting means testing. Universal cash assistance seems a no brainer.
I’m not interested unless it doesn’t accrue interest over those months I suspend my mortgage payment.
