Shout out to @Airbnb who offer ACTUAL PHONE CUSTOMER SUPPORT. They were quick, polite, and friendly. Within a couple of hours we had a full refund, and if it wasn’t so late, likely another Airbnb.

Same suggestion was in Tokyo until last year, my understanding is that now that is regulated here thousands of illegal rents have been purged, back then you couldn't know until after you booked. We never got kicked out but other were no so lucky. Check-in rules should be public.
