    Great thread on how dollars and cents of OZ work. We have $150M in OZ equity across funds and this is better than I could have said it

    If you plan on making money from selling something and want to minimize (maybe eliminate) your taxes then you need read this. Opportunity Zone investing is HIGHLY tax advantaged. Here is how it works after all of my brainstorming ⬇️

    Have spent a lot of time thinking about the concept and was talking to on ReTwit spaces with a bit the other evening. Becoming a real estate GP is a chicken/egg. Capital & lenders prefer to back people who have done it before. Getting off the ground is hard

    Hot off the presses: According to — Congress’s nonpartisan auditing arm — saw $29B in diverse investments across high areas of need in 2019 alone; this is the most exhaustive, official study of the program to date, and it got high marks.

    GAO’s evaluation of the Opportunity Zones designation process confirms that targeted communities “had higher poverty and a greater share of non-White populations than eligible, but not selected, tracts. These differences were statistically significant.”

    We have done ground-up development multifamily in cities like Austin, Houston, and Richmond, and adaptive reuse of historic buildings like Penn Station Baltimore and abandoned warehouses in Charlotte.

    Our team is awesome and we are looking to grow. We are interested in three skill sets: (1) Deal sourcing--can you find great GPs who need LP capital? (2) Investment due diligence-can you underwrite a deal? (3) Asset management-are you someone who a great GP would want to work w?

    In some ways our deals are the equivalent of a venture capital "seed fund"-we are interested in promising emerging developers who need acquisition and predevelopment financing. We are regionally focused on the Southeast and Texas.
