In some neighborhoods, the soul of the city is thriving (North Beach, The Marina). But others clearly inching toward ghost town status. The number of moving vans is quite something to behold (but I guess equally people could be jumping on price drop to move IN to new place?)

Nah, Marin has the soul of people who will end up moving to Marin. The most soulless neighborhood is Pac Heights, or barring that Sea Cliff.
