here in the netherlands builders just stopped building enough affordable housing. so even those prices went up to a point where even the affordable housing is not affordable for more and more people.

"market value" That is the problem. Market value is a big scam, so you either have rent control or gentrification. Like it's impossible to just have a middle any longer. Have or have nots. California is going through this right now where "market value" has devastated communities.

I don’t buy the idea that landlords would improve their units even if they charged market price. I think there are certainly disadvantages with rent-controlled housing, but the problem goes beyond rent prices. If we had better infrastructure, then we could build more housing.
