If memory serves (i used to work w/TransForm), data does show that TOD w/o inclusion increases displacement. That's why AHSC exists.

There was an interesting panel on this by I believe the academics behind the UC Berkeley displacement project about why in certain situations while city rents drop amid MR housing being built, in some scenarios hyper localized rents spiked.

I can point to the UCB displacement project that showed the hyperlocalized rent spikes on occasion, but I can't point to the "retail is causing it" data because it was a presentation at Housing California 2018.
