SF has the most restrictions on type and price of housing in the United States, and also has the most unaffordable housing in the country. It is, by an objective measure, the most hostile city to the poor in the whole country.

One city is not data. Austria's building regulations are super strict and there is plenty of supply. In particular in Vienna. Very happy to answer questions :)

And that is fine, if there’s enough supply. The problem is that we urgently need supply *now*, not 25 years down the road when Article 34 is repealed or whatever.

I think there is a balance. No regulation does not produce you the houses in most demand, but the houses where you can get he best ROI and those two things I would argue are not the same.

I agree that we need inclusionary zoning and government/nonprofit subsidized housing. The only realistic way to get that, though, is through subsidy of market rate.

Also, we need IZ ratios that are fairly set and not political in nature. Otherwise you have the SF situation where IZ is so high that developers have stopped building entirely, because Jane Kim wanted to win an election.

Additionally, SF rent control needs to be reformed to be means tested, because right now it is primarily a massive giveaway to rich people. I benefited from it a bit before I bought my current place and that’s ludicrous.

I don’t care if you want to tax landlords. But if we are going to tax rents we should be giving that tax money to people who need it, not millionaires.

I had a friend whose master tenant, a massive beneficiary of rent control, was making a solidly well-off living from the excess rent he illegally collected from his subtenants.
