I agree that we need inclusionary zoning and government/nonprofit subsidized housing. The only realistic way to get that, though, is through subsidy of market rate.

Also, we need IZ ratios that are fairly set and not political in nature. Otherwise you have the SF situation where IZ is so high that developers have stopped building entirely, because Jane Kim wanted to win an election.

Additionally, SF rent control needs to be reformed to be means tested, because right now it is primarily a massive giveaway to rich people. I benefited from it a bit before I bought my current place and that’s ludicrous.
