I think the part that should've been highlighted was the "common sense regulation in short-term rentals".
I also found that part sinister: the way they're going to pitch the regulations as common sense, when in fact they're from lobbyists.

Most regulations originate from some party lobbying their own interest. That doesn't make it inherently evil or sinister.
