NFL revenues grew from $5 billion in 2002 to $13.6 billion in 2017. But there have only been 4 sales in NFL history over $1 billion. Panthers $2.4, Dolphins $1.1, Browns $1.0, Bills $1.1. An average franchise value of $2.6 billion is pretty speculative.

TV rights frees grow every year and grow massively when they are put up for bid. Live sports isn’t subject to time shifting, makes your service unique, and new competition (Amazon, Twitter, Netflix, Apple, etc) increase demand.
