Why did TV deals become so much more valuable so fast? Is it because live sports are one of the few remaining things people don't record and skip ads on? Or because they're one of the few remaining things that get 18-35 yos in front of a TV?

NFL revenues grew from $5 billion in 2002 to $13.6 billion in 2017. But there have only been 4 sales in NFL history over $1 billion. Panthers $2.4, Dolphins $1.1, Browns $1.0, Bills $1.1. An average franchise value of $2.6 billion is pretty speculative.
