In the further adventures of “goodness it is fun to work with people who are good at their jobs”, I sent a routine “BTW still waiting on word from the bank re: mortgage but signs look promising” with the selling agent. (We’re under contract for a condo.) He’s very good:

Just checking in that you have all of Mr. McKenzie’s paperwork received in good order. I don’t expect there were any problems; you haven’t had the opportunity to sit across the table with him, but he is the model of a well-organized professional. Did you know he works in finance?

Not that I know anything about loan underwriting, being but a humble real estate broker at a company which has a $100 billion commercial portfolio and refers of thousands of people for residential mortgages every year, but he certainly seems like a good credit risk to me.

I am good at this game, but I am periodically reminded that some people are much, much better at it than me. If you ever are buying in Tokyo, I’ve got a guy to introduce you to. Fair warning: he’s an aggressive and sophisticated counterparty, but he works hard for his money.
