I love how polite Japanese culture is; that the broker didn’t want you to feel like you inconvenienced him so he pretended he had a call.

I also love Japanese etiquette norms, but remember that the broker is also a commission-compensated sales professional who has just been signaled that a serious prospect is at the precipice of doing a deal.
