The real estate broker we are likely to attempt to purchase a home from in Japan is, by profession, in sales, and he was very clearly attempting to run a heuristic on me to assess immediate intent / capacity to do the transaction we want to do. This was a hilarious conversation.

My advice for foreigners looking for real estate in Japan: take advantage of the fact that your tastes are likely to be out of alignment with the average buyer. Actively seek out things you like that other people don't, and places lacking things others want but you don't care.

The average likes new, search for old (and well maintained). Avg likes a parking place and easy car access, search for a garden in a pedestrian zone. Avg likes a neat piece of rectangular land, go for a quirky (large) one...
