I wasn't disagreeing with you that Tokyo dwarfs the other cities in terms of new construction. Numbers are numbers. I was simply pointing out that there are also significant and recurring demos for cultural reasons. If you know that, great. I wasn't trying to condescend. Sorry.

I also (appear to) agree with you that supply-focused solutions would do more to and more efficiently remedy housing unaffordability in US municipalities than other proposed regulatory solutions. So, again, apologies for any offense - was based on a flawed assumption on my part.
