If you had this in Tokyo, you could a) buy a detached house for cash in any of a variety of places outside the city center and tolerate a middling commute by train b) buy a *very* desirable condo anywhere in the city c) buy a slightly less desirable house almost anywherehttps://twitter.com/BenLesh/status/1138511871466561536 …

If you want to move your family to Silicon Valley today, and you want to own a (modest*) home you must: + Have > $300K in the bank + AND have a collective, liquid (not stock), household income of > $200K/year + AND Ideally be under 35* Otherwise, turn back. (1/5)

And it wouldn't cost you a $300k down payment, it could very plausibly be $20k or $30k, and you wouldn't need $200k income to support the mortgage, you'd need "materially less" than that depending on what tradeoffs you wanted to make. Tokyo has one secret weapon here. Ready?

Did you write or do you know a great article about how to find/buy/build a house/land in Tokyo and around the city?

If you're more interested in neighborhoods than mechanics I have no particular advice; consider talking to a broker (in the knowledge that they've got something to sell you). For mechanics, the book Landed Japan was a good primer; did most of my reading in Japanese at-need.

No written material in Japanese or English prepared me for how difficult it would be as a well-established foreign resident, which was "far, far less difficult than my mental model—if it had gone so smoothly for an American in the US I would have been mildly surprised."

Thank you for your answer. Some of my acquaintances are sure buying a land in Tokyo/Japan is a great investment (well, compared to say Paris) but it looks like a multi million gamble to me. However I am interested in the passivhous movement which slowly comes to Japan.
