No written material in Japanese or English prepared me for how difficult it would be as a well-established foreign resident, which was "far, far less difficult than my mental model—if it had gone so smoothly for an American in the US I would have been mildly surprised."

Thank you for your answer. Some of my acquaintances are sure buying a land in Tokyo/Japan is a great investment (well, compared to say Paris) but it looks like a multi million gamble to me. However I am interested in the passivhous movement which slowly comes to Japan.
