If I am right they are using a formula which boils down to yearly net rent * yield (in %) = buying price. yearly net rent is a multiple of square meters and average rental price in the city. yield is a number between 4 and 10 %, probably between 6 and 8% for multi-homes.

Add API access to get the average rental prices in the cities and machine learning to figure out at which price people sell and adjust yield according to that. It's clever, I am amazed.
