One of the things I like about ridesharing and delivery apps is about how they “flatten” some of local real estate markets, which are otherwise extremely sensitive to differences of a few blocks and, for some businesses, a few tens of feet.

I think this is especially true with the prevalence of the drop scooters now. Not having to wait for a pickup means a very short, very quick trip to transit which otherwise would have been a barrier.

Assuming you include amenities that make the apps useful: easy dropoff/pickup for Uber, secure Amazon delivery, walk-in cooler for grocery delivery, etc. In Denver I’ve seen dozens of apartment buildings go up lately and very few offer these amenities.

Yep, I'd say scooters have had a bigger impact. Scooters expand "walking distance" to "bike distance" (from 500 yd to 2000 or 5000 yd). BTW, I've always biked, so I've lived relative to "scooter distance" for decades.
