As someone who has dealt with possibly the only landlords anywhere more likely to be puzzled by an entrepreneur than those in the Bay Area, my first suggestion to this is "ask your CPA to write something very official looking."

What’s weird about SF is that beyond ability to pay landlords screen for very expensive bad renter situations. Super hard to evict people, you can straight up not pay for six months before eviction. It’ll cost a bundle to remove you and more than it’s worth to get the money back.

They want conflict averse, open people, who don’t have free time. Even slightly cranky is scary. So a regular paycheck is better than a bank balance or official letters. Someone with as little free time to go to rent court as they do. Less official, more personal works well.
