        People deserve to have an affordable place to live. I am a landlord. I have great tenants, and I haven't raised the rent in 12 years. Fair rent and respect go a long way.

        That's always been my experience. My rule of thumb is never rent a place managed by a property management company, who will religiously raise it yearly for profit.

        I do the same thing, as long as they take care of the house pay on time I am good with it. Sometime I even waive some rent if they have any difficulties. Better to have good tenant who is honest than couple of bucks.

        Dont forget that the labdlord is running a buisness whos cost of goods sold may increase from time to time. This cost at some point has to be passed to the renter good or bad. If not the buisness becomes a charity.
