The problem with rent control is that there is no component to apply it fairly, and by that I mean based on income thresholds. In San Francisco, you can make http://dot.com wages and live in a rent controlled apartment.

Do not know why there is a debate on this one - rent control only exasperate the problem. It reduces new investment; property owners spend less on repair and maintenance. Govt. should instead provide tax breaks for lower income renters if they want to help.

Why isnt institutional buying of housing stock during times of massive foreclosures & the scarcity of housing stock pushing rents & home ownership beyond workers ability to pay also not on the ballot? Or is what's on ballot landlord driven?

It’s actually ridiculous at how much rent is in California. I had a 1 bd/1 bath with a den that was 811 sqft and paid $2227 a month. I would tell ppl here in Louisiana and Texas and the looks on their faces....

The problem is not rent control. The problem is that inner city wages cannot compete with the restricted housing supply that has been artificially induced to capitalize on services like AirBnB. Why lease for $2000 a month when you can make $300 a night?
