Emphasizing @moseskagan point on floorplans being all about windows ... here's an extreme example. This is a 1350sf floorplan I did 3 years ago. At only 25' wide, there can only be 1 bedroom with a window. The rest of the unit is designed as efficiently as possible.

However, I knew zoning code inside & out. There's a section that allows articulations of top of building to not count for max building height. Neither my architect or engineer knew it, but since I had good relationship with municipal staff, I was confident I could get it passed.

I spent a ridiculous amount of time this summer going over prospective apartment layouts, and it made me (a) really appreciate the usability/feel difference between interior layout and (b) wonder how much interior architecture fed into broader building design.
