We need way more context for this: - what types of properties? (condos, vacant lots, houses?) - is one region more represented? (Langley, CoV) - how fast did the other 60% of properties moving? Is it possible that all the quality properties sold before Xmas? (Leftovers)

You actually need granular context that is explained from a sound command of the knowledge required to interpret that granularity?

Here in the Okanagan, we've had very few new listings in the last three months. My assumption (and I could be wrong
) is that if there's a bunch of stale inventory it's because it's the "leftovers" (less desirable properties).
That "30%" could become "5%" with new inventory.
