The sale documents must be notarized. Okay no problem...

I’m in Italy at the moment so closing has to happen remotely. I ask if we can use http://notarize.com to sign and notarize easily. It’s fully legal and cheap.
The answer is “no”.
I have to go to the US consulate in Milan instead.3 odpowiedzi 0 podanych dalej 5 polubionychPokaż ten wątek -

Travel time alone to the consulate will be 4 hours roundtrip.
We schedule an appointment and block off a full day for the journey.
Then I spend 2 hours tracking down a way to print documents in this small Italian town.

3/ Today we finally see the notary after 3hrs of travel and waiting. There are only 9 signature spots.
The notary fee is $450!!!
($50 x 9 notary stamps)
We pay and then spend 1 hour finding a UPS store to overnight the documents for $37.4 odpowiedzi 0 podanych dalej 7 polubionychPokaż ten wątek -
4/ All in I paid 9.5% in transactional costs to sell my $95k rental property
$5,700 (6%) realtor commissions
$2,700 (2.8%) closing costs
$500 (0.5%) notary fees
$200 (0.2%) misc fees
Hoping no documents were signed incorrectly or missed. I can’t do this again
