saw a spot a couple months ago, did a whole walkthrough, left with my agent and she was like “so obviously we’ll have to come in a couple hundred thousand dollars over, that listing price was just marketing” ???

I did a direct sale without an agent in 2020 and tbh completely worth it but price discovery is still broken. Still have anxiety I named the wrong price but was probably correct.
