if we could cut the cost of housing in half, populism on the left and right would almost certainly collapse. probably worth tabling ideological hang-ups for the moment, and pursuing policy that works towards this goal.

We talk and do cheap food and getting people jobs but housing is probably the biggest expense in people’s lives besides maybe healthcare. Honestly the easiest solution is build new small and medium cities with houses

What baffles me is the vast land mass in our country that is habitable but not utilized. The US had “company towns” pop up everywhere during the Industrial Age. Why not hundreds of digital mega-communes across the US? Remote work enables this!

There is another component. Part of this is segregation. At the peak of school integration (1988-1992), a home zoned to an “A” school in Texas could be bought for $87k. Today, that same home is $650k. We replaced racial with economic segregation to box people out. Same effect.

It’s for this very reason that I don’t see any of those policies changing any time soon. Families, regardless of politics, love the fact that childhood education is tied to property taxes. We re-segregated schools with these housing policies.

It feels like housing can’t be both affordable, and also a good investment. NIMBYs are basically a distributed cartel, limiting supply to ensure their investment rises. The prospect of halving housing prices would sadly, turn a lot more people into NIMBY types :/

all unfortunately true, and agree this last piece is extremely difficult to navigate

Mike, you are probably inviting the wrong actors into the housing market, all I read is nationalized rent control. And if large swaths of the housing market is owned by investment funds and corps, then they stand to benefit. Bc with national rent control comes "no new housing"

i'm not talking about rent control. in fact i'm not even really talking about rent. i'm talking about making it easier for people to purchase homes.
