Nashville is hot. Mortgages are extremely cheap in the surrounding area. Plus good biodiversity and lack of insane people hell bent on destroying prosperity based on living up to an image of equality (while finding the goal unattainable).

Come check out Chattanooga. After we left SF, we started in Nashville and heard about Chattanooga. Once we visited we knew it was more our speed. You can use our Airbnb if you need a place to stay.
