Since when do all red/blue voters live only together with no intermingling whatsoever? This is not a representation of anything real.

It is called "A simplified representation", and is still an accurate representation of how Gerrymandering works.

Sure, there are some but not enough to guarantee a majority. The dorms in our campus are in 1 district. They count for pop but rarely vote.
