Yes. But at the end of the day, existing ownership, costs, etc. are always going to be a problem. So... maybe we need to move past them.

But people will freak out that it’s “luxury housing” at ~1M a unit even though that’s what it costs to build. Look at these pro formas from 2015. The music studio, grocery stuff also tacks on costs, which is why non-profit created housing is generally so much more expensive in production costs than market rate housing bc they’re required to add in all these amenities and it also takes longer to Jenga the financing.
