An alternative interpretation is that these residents are not being irrational, just myopic: they got stuck in an equilibrium where the marginal housing unit anywhere in the Bay Area would be very high end and they don’t like that. https://twitter.com/byrosenberg/status/983042951868641280 …

That doesn’t mean economists aren’t right to see through every stage of cause and effect and identify policy-induced supply restrictions as the core culprit here: they are. It’s just that these poll perceptions are not “ZOMG SO DUMB” on the part of the people.

Proposals to simply “approve more new housing construction” run into the political economic issue that virtually all of the initial new supply is going to be luxury market hosting, which will dampen the enthusiasm of residents to keep approving more new housing.

This idea at @PplPolicyProj is one of the few I’ve seen that actually tries to address this time-consistency problem with housing supply.https://peoplespolicyproject.org/2018/04/05/a-plan-to-solve-the-housing-crisis-through-social-housing/ …

me, a moron: taxes in California currently require Republican votes, so opposing market rate fixes to wait for public housing consigns people to evermore homelessness. Plus the LAO estimates PH costs $300 billion per million homes, 2x the current state budget. you, published: https://twitter.com/peterjgowan/status/983081567605190657 …

It says you need to repeal the Republican tax plan though. Anyway, I think destigmatizing public housing in American policy circles is a good thing to do.

There is a stalemate on that here in SF. The advocates want affordable housing financing to be part of a regular capital plan through bonds but the ex-controllers argue that that would effectively defer other impt priorities like retrofitting the sea wall against climate change.

Matt that’s not true for California. If we wanted to build 1/10 of your proposal (we’re 1/10 of the country) we’d have to issue a bond for ~$300 billion, which would be subject to voter approval, and it’d violate the current state constitution requiring a balanced budget anyway

Local governments would never be able to finance this type of project on their own, by putting it on a horrible credit card (we all know muni bonds are a garbage way to finance stuff) or otherwise.
