      Housing nerds: Senator @Scott_Wiener just told us on @kpfa that he's looking at amending language into #SB827 that would create baseline affordable housing requirements in for projects approved under the bill in cities that don't already have inclusionary zoning.

      @housingrightsSF just raised the concern that the #SB827 language could be interpreted to force upzoning along *private* bus lines, like the shuttles that run to tech campuses -- effectively letting private companies force upzoning with no public process.

      Also: they say the anti-displacement language in the bill is only as good as enforcement -- and the track record's not great on that.

      @Scott_Wiener also said his strategy for housing the middle class in SF is to "eventually" get market-rate housing down to a price the middle class can afford, so subsides can be devoted exclusively to dealing with poorer strata.

      Brief fact-check on that: per presentations prepared for @SPUR_Urbanist by @markasaurus , current land and construction costs in SF make it mathematically impossible to build anything there that's affordable to a median-income household w/out subsidies.

      This depends on what framework you’re looking at it from. If the Bay Area mega-region is what you’re examining, then yes, building a lot could preserve accessibility for multiple income levels for years and decades forward. But it’s not possible w/out subsidy anymore in SF alone
