What do you make of the home/condo price divergence? Supply-side effects from recent condo construction? Demand-side effects from more wealthy buyers entering the house market? More churn at the high end of the market?

More condo construction. Ultra-luxury segment of the market is slow. “Entry-level” as in “entry level for SF” is very brisk.

If we see 3-4 interest rate hikes this year, that will be significant. Then again, comp at the big tech companies continues to grow, and new IPOs will drop billions into SF & Silicon Valley.
