      Sb827 would upzone many properties increasing their values. If the primary driving concern was property values wouldn’t homeowners be all for sb827?

      You said upzoning would raise values, but that's not the full picture. It would raise values for the property upzoned - as opposed to its neighbors - and only if enacted at small scale, as tends to be the case now. En masse, it would help dampen housing price appreciation.

      You need to clarify - does #sb827 qualify as small scale or en masse? And if en masse what is the impact on values of affected properties?

      How effective would the new law be in facilitating development? That's a hard causal question to tackle in retrospect, let alone ahead of time.

      How much housing needs to be built to dampen housing price appreciation to a certain level is also a hard question. The only study I know that relates to it is the LAO study from a couple years ago, but it's very rough.

      I would rather see local jurisdictions' ability to stand in the way of development curbed more generally and w/out creating a disincentive to stand in the way of transit, too, but I'll take SB827 over inaction.

      I would like to see more small scale dispersed infill projects approved - but every situation is unique to the locality. #sb827 is an extreme over-reach serving an agenda. I'll take continued slow, planned growth over agenda driven extreme solutions with unintended consequences.

          The MacCarthur bart tower is a huge highrise, YIMBYs are pushing an up to 30 story tower in my primarily SFH / duplex neighborhood, these are not small or middle scale projects.

          American zoning generally lends itself to either exurban sprawl or urban towers because single-family zoning is enshrined in stone and there’s little flexibility to add triplexes or duplexes to single family neighborhoods under these conditions.

          With ability to bypass environmental & aesthetic review when combined with #sb35 and #sb828 that makes it so no city can keep up with RHNA quotas. Wiener has cities locked in a trap where developers always get by right bypass.
